The Diploma of Property (Agency Management) is a one-year qualification for people who want to work as real estate agents or property managers in Australia. It covers the day-to-day work of the job: listing and selling residential property, managing rental portfolios, understanding the law that governs leasing and sales, and handling trust accounts. You study the Property and Stock Agents Act and the regulations that sit under it, learn how to prepare an agency agreement, and work through the steps of a sale from appraisal to settlement. On the rental side, you cover tenancy law, bond handling, routine inspections, rent reviews and how to deal with a tenant who falls behind. There is also a business side, budgeting, record keeping, and the compliance obligations that come with holding other people's money in a trust account.
Australian diplomas sit at Level 5 on the Australian Qualifications Framework, one step below a bachelor degree. A diploma like this is normally delivered over two or three study periods across a year, made up of units of study, each carrying credit points. You need to pass every required unit to graduate. Assessment is usually a mix of written tasks, case studies and practical simulations rather than a single final exam. Some providers build in a work placement with a real estate agency, which is where you see how a listing presentation actually runs and how a property manager handles a difficult phone call. Ask the provider whether placement is included and how it is arranged.
By the end you should be able to appraise a property, write and present a listing, negotiate an offer, prepare a contract for the conveyancer or solicitor, and manage a rent roll without breaching trust account rules. You also pick up the compliance habits that keep an agency out of trouble, knowing what you must disclose, how to keep records, and when to refer a matter to a lawyer. The course is practical. It is built around the tasks a licensed agent or property manager does each week.
This suits someone who wants to enter the property industry quickly, or someone already working in an agency as an assistant or receptionist who needs the qualification to move into a licensed role. It also works for people changing careers from retail, hospitality or administration. In most Australian states and territories you need a qualification at this level, or close to it, before you can apply for a certificate of registration or a licence, so check the requirements of the state or territory where you plan to work. If you are an international student, you can work up to 48 hours per fortnight while your course is in session, and you may be eligible for the Temporary Graduate visa (subclass 485) post-study work stream after you finish. English entry is usually IELTS Academic 6.0–6.5 overall, with equivalents accepted. Tuition is published on the CRICOS register. Confirm the current units, fees and entry requirements on the official course page before you apply.
Employers include suburban and franchise real estate agencies, national property groups, strata management firms, developers, and state government housing authorities.
It typically takes 1 year, with intakes in Semester 1 (Feb/Mar), Semester 2 (Jul).
Tuition is around A$15,000 total. Fees change yearly, confirm with an advisor.
